What is Grout Sealing?

Grout is porous. That's the whole problem. The material that fills the spaces between tiles is designed to be rigid and durable, but the same properties that make it strong also make it a sponge for dirt, water, oil, and anything else that touches it.

Grout sealing is the process of applying a specialized coating that fills the pores and creates a barrier between your grout and everything that would otherwise soak into it. Think of it as putting a shield over grout that would otherwise be defenseless.

What Grout Sealing Can Do

  • Extend the life of your existing tile. Sealed grout stays cleaner longer, which means the whole floor looks better for years. Instead of retiling in 5 years, you get another 10-plus years out of what you have.

  • Prevent water damage under the tile. Water that penetrates grout finds its way to the subfloor. Over time, that's how bathroom floors rot from the inside. Sealing stops the moisture at the surface.

Our Grout Sealing Process

  • 1. Deep clean first

    Grout has to be completely clean before sealing. We deep-clean with high-pressure hot water extraction and alkaline pretreatment. This is included in most sealing jobs, or you can schedule separately.

  • 2. Full drying

    Full drying. Grout has to be bone dry for sealer to bond properly. We allow 24 hours of drying time before sealing, or use accelerated drying with fans for faster turnaround.

  • 3. Test panel

    For color sealing, we do a small test area to confirm color match and coverage before proceeding with the full floor.

  • 4. Application

    Sealer is applied in controlled quantities to grout lines only. Any excess on tile is immediately wiped away.

  • 5. Curing

    Sealer needs 24 to 72 hours to fully cure depending on the type. Light foot traffic is fine after a few hours; heavy use should wait.

  • 6. Care instructions

How Long Does Grout Sealing Last?

Depends on the type of sealer and the traffic level in your home.

  • Penetrating sealers on residential floors: 3 to 5 years

  • Topical sealers on residential floors: 5 to 7 years

  • Color sealing on residential floors: 5 to 10 years

  • Shower grout (any type): 2 to 4 years due to constant moisture

  • Commercial applications: 1 to 3 years depending on traffic
