Residential & Commercial
Professional Floor Cleaning in Tampa, FL
Tampa homes rarely have just one floor type. Tile in the kitchen and bathrooms, carpet in the bedrooms, wood or LVT in the living areas, maybe natural stone or marble in a foyer or shower. Each surface needs its own process, equipment, and cleaning chemistry.

Types of flooring we clean and restore
-

Tile and grout floor cleaning
Hard, cool to the touch, usually ceramic or porcelain. Grout lines between the tiles catch dirt and darken over time. Common in kitchens, bathrooms, entryways, and whole-home builds from the 90s onward.
-

Natural stone floor cleaning
Marble, travertine, limestone, slate, granite. Looks like stone because it is stone. Each has veining or pattern variations no two tiles share. Softer than tile and vulnerable to acid, scratches, and etching.
-

Wood floor cleaning
Real hardwood or engineered wood planks. Warmer underfoot than tile. Visible wood grain, not a printed pattern. Common in older Tampa homes and in bedrooms and living areas of newer builds.
-

LVT or luxury vinyl plank floor cleaning
Looks like wood or stone but it's vinyl. Softer and warmer than real tile or stone. Clicks together without grout. Everywhere in Tampa new construction since about 2018.
-

Carpet cleaning
Soft, fibered, in bedrooms and family rooms. If it's showing traffic lanes, filtration lines along the baseboards, or pet accidents that won't come out, it needs professional cleaning.
-

Oriental or area rug cleaning
Standalone rugs on top of other flooring. These come out of your house for proper cleaning. Not something a home shampooer or rental machine can handle.
-

Commercial floor cleaning
VCT tile, polished concrete, warehouse floors, restaurant kitchens. Different equipment, different chemistry, done after hours.
-

Other flooring types we clean
Cork, bamboo, laminate, polished concrete, terrazzo, rubber, linoleum, and the odd specialty surface we see from time to time in Tampa Bay.
Why Floor Type Matters More Than You Think
The same bottle of cleaner from the grocery store can do completely different things depending on what you spray it on.
Acid-based cleaners (anything with vinegar, lemon, or "citrus" on the label) etch marble and travertine. The damage looks like dull cloudy spots that no amount of scrubbing will remove. Over the years, 3D Clean All has seen beautiful marble foyers ruined by a bottle of all-purpose cleaner used weekly for a year.
Steam mops are fine on sealed porcelain tile. They warp engineered wood, lift the printed layer off LVT, and drive moisture into the subfloor under natural stone.
Oxygen-based bleaches brighten grout. They can discolor colored grout lines, strip sealer off natural stone, and leave carpet fibers brittle.
The wrong cleaner on the wrong floor isn't just ineffective. It permanently changes what you're trying to protect.
How We Clean Each Floor Type in Tampa, FL
-
Tile and grout gets a pre-treatment to break down built-up soap, grease, and biofilm, then high-pressure heated water extraction to pull it all out of the grout lines. We can color-seal the grout afterward so it stays clean longer.
-
Natural stone gets a pH-neutral stone cleaner, soft brushes, and a dry extraction. For dulled stone, we move into honing with diamond abrasives and polishing. Sealer applied last.
-
Marble follows the same category as stone but with marble-specific pads, polishing powders, and etch repair work when needed.
-
Wood floors get a dry micro-scrub, pH-balanced wood-safe solution, and a near-dry pickup. No steam, no soaking, no residue left behind.
-
LVT gets a soft bristle agitation, LVT-safe cleaner, and extraction. The printed wear layer stays intact.
-
Carpet is a hot water extraction with a truck-mounted system. Pre-treatment on traffic lanes and spots, then a thorough rinse-and-extract that leaves it dry in a few hours.
-
Oriental rugs come to our Citrus Park shop for a full submersion cleaning. Dust removal first, then a hand-wash with wool-safe shampoo, then a controlled dry. Picked up and delivered back when done.
-
Commercial floors depend entirely on the surface. VCT gets stripped and waxed. Polished concrete gets a diamond buff. Warehouse floors get an auto-scrubber. Quoted on site.

What Goes Wrong on Tampa Floors
Tampa's climate is harder on floors than most places in the country. Three things in particular.
Humidity drives moisture into everything. Wood floors cup and expand. Grout lines hold onto biofilm that grows in warm damp cracks. Natural stone, if unsealed, pulls moisture up through the slab. Even LVT can lift at the seams if there's a slab moisture issue underneath.
Sand gets tracked in from everywhere. Beach sand, construction sand, playground sand. It acts like sandpaper on wood, LVT, and the clear-coat on polished stone. Weekly vacuuming helps, but ground-in sand needs professional extraction.
Pool water, salt air, and hard water all leave mineral deposits. On stone and tile around pools, calcium buildup needs an acid wash to remove. On indoor floors near coastal homes, salt air causes slow haze on polished finishes.
How Often to Have Your Floors Professionally Cleaned
Most Tampa homes do best with a professional cleaning once a year. Homes with pets, kids, or heavy traffic should go every 6 months. Commercial spaces usually run on a quarterly schedule.
A few things speed up the timing:
Homes near the beach track in more sand
Pool homes bring in chlorine and salt residue
Light-colored carpet and stone show soil sooner
Between visits, keep it simple. Vacuum or dry mop regularly, clean up spills right away, and skip the grocery store cleaners.
Signs you’re overdue:
Traffic paths that stay visible after cleaning
Floors that feel sticky
Haze in direct sunlight
Lingering pet or cooking smell
Grout or stone that looks permanently darker
Our Floor Cleaning Process
Our floor cleaning services in Tampa, Florida follow the same four steps, no matter the floor type.
-
Most floor types can be quoted over the phone with a few details (floor type, square footage, condition). For stone restoration, heavily damaged floors, or mixed-material homes, we do an in-person walk-through instead.
-
We move what we can, protect baseboards and nearby surfaces, and set up equipment matched to your floor.
-
Surface-specific chemistry, proper dwell time, and heated extraction or dry pickup depending on the floor. We work in sections so nothing gets missed.
-
We walk the finished floors with you, point out anything worth knowing, and leave air movers running on the surfaces that need them.
Most residential jobs are done in a day. Larger stone restoration or whole-home projects can run 2-3 days. Exact timeline comes with the quote.

Grout lines in porcelain tile are the toughest for homeowners. Grout is porous and holds onto soap, grease, and biofilm that regular mopping just pushes around. Professional heat and pressure gets it out. Old marble with heavy etching takes the most technician time on our end.
